REAL ESTATE LEGAL RISK MANAGEMENT
The California Association of Realtors® Risk Management Institute estimates that the average agent will be sued twice in his or her career.
After 10 years of defending brokers in litigation, Mr. Fehlman formed a real estate risk management company which operates under the name Real Estate Legal Services (“RELS”).
The mission statement for RELS is to provide brokers with proactive legal defense to prevent litigation and minimize exposure. Most claims are caused by either contract formation defects, inadequate visual inspections or disclosure problems coupled with a communication failure. Those claims are often able to be resolved with early prevention.
PEACE of MIND
The fee is $250 per transaction. If the broker represents buyer and seller, then the fee is $250 per side. The fee is due at close, payable directly from proceeds in escrow and may be paid directly by the buyer and/or seller.
If your buyer or seller needs legal advice prior to close, then he/she has the option of paying for the service prior to close and will be entitled to all benefits under the plan.
Benefits under RELS are triggered once the broker begins participation in its loss prevention program.

In late 2011, Mr. Fehlman published a reference guide for agents and brokers. The book is entitled “No Suit For You.” The book is user-friendly, easy to read and is the culmination of over 20 years practicing real estate law. The book has been a hit and is currently being used in training programs for many Century 21, Re/Max and Coldwell Banker offices.
